[閒聊] 文山區的房價
原本木柵公寓行情是26~28之間
A一開始賣天價35,但位於小巷內,優勢是本身為稀少的公寓2f,但看得人多,真正出價的少
B坪數較大,地點屋況稍差,巷道較寬,另一個好處是稀少的3F,被市區來的盤子用30萬結案
C看到屋況比他爛的B都可以賣30萬,那他要賣33萬,最後成交也接近32萬
D坪數最大,還有個露臺,優勢是河堤一帶只有他在賣,最後成交33萬創當地記錄
成交總價都可以買福興路電梯三房了
E一樣物以稀為貴,公寓3F,開賣第一天就被收斡成交34萬
FGH看附近都成交33上下,那開個36,37應該不過分吧
結果一開始開天價的A反而顯得不貴了
接著就是新聞標題:木柵公寓站穩30大關
以上事情發生的前後不過3個月
這是誰的責任呢?
